The subject lands are located on the north side of Centreville Drive, just east of Old Airport Road. The lands are legally described as Part of Lots 3 and 4, Concession 1 (Mosa), PIN 08565-0056, Municipality of Southwest Middlesex.
The purpose and effect of the Application for Zoning By-law Amendment (P3-2026) is to implement a condition of Consent B2-2026, which was conditionally approved by the Committee of Adjustment on May 20th, 2026. Application for Zoning By-law P3-2026 proposes to rezone the retained lot of Consent B2-2026 from the ‘General Agricultural (A1) Zone’ to the ‘Agricultural (A2) Zone’ to prohibit the establishment of new dwellings on the remnant farm parcel. The proposed Zoning By-law Amendment also seeks to rezone the severed lands of Consent B2-2026 from the ‘General Agricultural (A1) Zone’ to the ‘Rural Residential (RR) Zone’ to recognize the residential use of the parcel.
A public notice was previously circulated that did not identify the full extent of the subject lands. The location map attached to this notice has been updated to this effect.
The severed lands contain a single detached dwelling, are serviced by a privately owned well and septic system, and have an existing access from Centreville Drive.
The retained lands contain agricultural land in crop production, as well as a municipal drain and areas identified as ‘significant woodlands’ within the Middlesex Natural Heritage Systems Study (2014).
The subject lands are designated ‘Agricultural’ within the Southwest Middlesex Official Plan and are zoned ‘General Agricultural (A1) Zone’ within the Southwest Middlesex Zoning By-law.
In accordance with Section 34(10.4) of the Planning Act, R.S.O. 1990, c. P.13, as amended, the Municipality of Southwest Middlesex has deemed the rezoning application to be complete for the purposes of Section 34(10.1) and (10.2) of the Planning Act.
