The subject lands are located on the southwest corner of Dundonald Road (County Road 80) and Oilfield Drive. The lands are legally described as Part of Lot 1, Concession 6, (geographic Township of Mosa), Municipality of Southwest Middlesex.
The purpose and effect of Application for Consent B4-2026 is to sever a parcel of land to facilitate the disposal of a surplus farm dwelling as a result of farm consolidation.
The lands proposed to be severed would have a frontage of approximately 130 m (426.2 ft) along Dundonald Road (County Rd 80) and an area of approximately 0.76 ha (1.87 ac). The lands contain a single detached dwelling, barn and detached garage, and are serviced by a private well and private septic system. These lands have an existing access from Dundonald Road (County Rd 80).
The lands proposed to be retained, being the remnant farm parcel, would have a frontage of approximately 536.5 m (1,760 ft) along Dundonald Road and approximately 603 m (1,978.4 ft) of frontage along Oilfield Drive, and an area of approximately 39 ha (96.43 ac). The retained lands contain agricultural land in crop production, as well as a municipal drain that is regulated by the St. Clair Region Conservation Authority, and an area identified as ‘significant woodlands’ within the Middlesex Natural Heritage Systems Study (2014).
The subject lands are designated ‘Agricultural’ within the Southwest Middlesex Official Plan and are zoned ‘General Agricultural (A1)’ within the Southwest Middlesex Zoning By-law.
